Greenwich offers attractive properties in each of the five towns that are sectioned into smaller neighborhoods. Each town has its own personality, while still maintaining the integrity of Greenwich style.

Old Greenwich and Riverside properties are generally the most expensive per square foot, and arguably the prettiest parts of Greenwich. Known for having ‘Martha Stewart’ style homes, most properties have verdant lawns that are close together. As of 2010, the population in this area was recorded at 8,416*. Both neighborhoods are near the town beach (Tod’s Point) and each has its own train station.

Cos Cob is a little less fancy, more relaxed, with a recently revamped central commercial strip. Cos Cob has its own library that is known as a cultural center that is the community hub for gallery space and concert and lecture venues. There are two public schools in Cos Cob: Cos Cob Elementary School, and Central Middle School. Cos Cob also has a fire department staffed by both professional firefighters and volunteers.

Downtown is the business district of Greenwich with a cosmopolitan mix of residents. Being a famously opulent community, this neighborhood accommodates commuters, as it is the most convenient to the trains. Rental apartments over shops, condos, and midrise apartment houses overlook the water. There is a small downtown feel, and it is popular among downsizing retirees and New York expats. Byram and Belle Haven have modest single-family and two-family homes, and larger homes in the area. Central Mid Country has more ample lots for buyers who desire a more robust estate for whom privacy is a must.

Back Country, the largest town in Greenwich, ascribe the towns of Glenville, Pemberwick, Western Mid-Country, Round Hill, Rock Ridge, Riversville, Banksville, Stanwich, and North Greenwich. Glenville and Byram are on the western side of town near the Westchester border, where the lots are not as big or as pretty as other areas. Lots in these towns can be gambles if money is an object to the buyer. However, on Byram Shore Road lots are very pricey. Back Country Greenwich is known as spec-house city, with houses on abundant lots no less than four acres. In this area, home values are resilient in recessions and even appreciate during economic booms. Historically, prices have not collapsed, as this community holds its name as one of America's most esteemed locations.
